Airbnb for the Win.

Airbnb for the Win.

Is anyone else jumping on this Airbnb bandwagon? My love for this concept is kind of like my love for Uber.

(No, I don’t want to take a taxi)

I’m not saying taxis and hotels won’t always have their own special place in the world, but I am saying these new concepts are taking America by storm.

Is it the comfort? The convenience? The personalized experience? The location opportunity in towns without hotels nearby? The price point?

All I know is it is a GAME CHANGER in the eyes of this Realtor. Why?

For one, some people are selling their homes only to find themselves homeless while trying to find the perfect place to buy or waiting for their new home to finish being built. “So, why are they selling in the first place”, you ask? Because it’s still a great time to sell, they’re making money and because Airbnbs offer extended stays. So, WHY NOT? Who wants to rent an apartment and have to break a lease early, pay exponentially higher fees for a shortened lease or move their things multiple times? Chances are the hotel isn’t a good option in this specific scenario but an Airbnb route offers an awesome alternative!

In other news, have you considered the revenue opportunity here? Some buy, flip and sell. Others buy in the right area and make their mortgage back by renting. Props to both of you, but I’m obviously here to talk about the latter.

I recently worked with a client to help her find a home near Downtown Roswell for purposes of renting it out. However, she had very little interest in renting it out permanently. Instead, she saw the opportunity to make the mortgage back compliments of Airbnb.

We actually sold her townhouse because the covenants and restrictions were firmly against Airbnb and found a beautifully flipped home in a great neighborhood, without an HOA. And boy is business booming!

People who are in town for weddings, sports tournaments and other events. People who are waiting for their house to be built or for the right home to come along. People who are coming to Georgia to escape the recent hurricanes…the list goes on!

The best part is, she gets to enjoy the best of both worlds. She and her husband live in one home and own a second home that practically pays for itself, but they can still come and go as they please in between guests. She has loved getting to know the guests who stay in her home and has only had positive experiences with those who have stayed. All in all, I would say this home has been a huge win, all thanks to Airbnb (and me for helping her find it, of course)!
